Fewer Price Drops in Novemeber vs. October

Sellers who over price are forced to due price reductions. I was touring with a buyer yesterday and viewed a property that had come on the market the same time as my listing of 35586 Rockland Ct, Fremont . Well all the visitors that had seen this other listing said it didn’t show well and was overpriced. So its no surprise that, that property still has no buyer. Had the property been cleaned, given a new paint job and the major broken item repaired it would have been in escrow like my property, and selling for more than asking. According to a study by Zip Realty homes did fewer price drops in November vs. October. During this period national average list prices declined. I’ve found that if you price according to current sales, and present the house in its best light, you will sell the home, in 15 days or less and for a price higher than recent comps. Let Bank of America Fail Next Year

Don’t tell me one year later everything is rosy at BofA and they now have excess capital to payback their $45B TARP money. That’s bullshit. They are still the king of subprime debt  properties in loan mod/short sale/foreclosure process. Their bleeding is not over.   2009 was not a rosy year for BofA and 2010 will most likely be more worse than better. it's about time Fannie went to a max 45% DTI

I must have gotten 30 emails today about hurry and get your loan in before Dec 4 because Fannie Mae’s DU version 8.0 that release on Dec. 12 will allow a max DTI of 45%. Gee with Fannie, Freddie and FHA bleeding the way they are it’s about time they tightened those ridiculous standards. 15 Seconds of Fame Channel 11 news called this morning to do a human interest story on my annual dictionary give away. Kari McVeigh Superintendent of New Haven Unified (covers all of Union City and part of South Hayward) , Rick LaPlante Public Information Officer for NHUSD dropped by for the interview as well (Rick corrected me this morning, this is the 4th year I've done this). The segment will air tomorrow morning sometime between 4:30am to 7:00 am. The last time I was on TV was in high school for the Channel 20 Sock Hop, I'm glad there was no dancing involved this time. Rum Cake Contest/Soft Grand Opening (Dec. 12 from 1-4pm) To inaugurate my new office I'm hosting a Rum Cake Contest and will offer the 1st place winner a $75 cash prize, 2nd place will get $50, and 3rd place will get an honorable mention. Realtor Sunil Sethi for the past three years partnered with other real estate professionals to purchase and deliver the dictionaries. Last year, the Fremont Elks Lodge also participated.
