Shadow Inventory Declines 28% from Peak

From DS News Shadow Inventory Down to 2.2M Homes, Falls 28% from Peak In January, the number of homes still hidden in the shadows fell to 2.2 million, a 28 percent decrease from the January 2010 peak when an estimated three million housing units were in shadow inventory, data from CoreLogic revealed. The 2.2 million units represent a supply of nine months and a year-over-year decline of 18 percent from January 2012, CoreLogic reported. From DS News California Foreclosure Uptick Doesn't Indicate Long-term Trend Foreclosures are declining in most of the Western states tracked by ForeclosureRadar, but some experienced anomalous upticks in February. For example, in California notices of default and notices of trustee sale together increased 10 percent--a sharp about-face from the previous month's 43.3 percent decline. ForeclosureRadar anticipates a return to the recent trend of declining foreclosure activity in the state. February Home Prices Continue to Rise

WE already know this but here it is officially, From DS news   Asking Prices Rise in February; Inventory Falls Asking home prices have risen 7.0 percent year-over-year since bottoming out last February, Trulia revealed in its February Price Monitor Report. At the same time, inventory fell 23 percent year-over-year in February, according to data provided from Department of Numbers. Children born between Nov. 2, 2007, and Sept, 1, 2008, are eligible to attend traditional kindergarten in 2013-2014, and children born between Sept. 2, 2008, and Dec. 2, 2008, are eligible for transitional kindergarten. Enrollment packets can be picked up at the Centralized Enrollment Center, adjacent to the Educational Services Center at 34200 Alvarado-Niles Rd., Union City. Dear Buyer,   Focus on the current pending transactions. Ask your agent, what they went for, how many offers did they get, and take a look at the trend line. We're seeing each successive sale being higher, by $5k, $10k, $15K, $25k... We're also seeing what we haven't seen since the go-go days, which is the zero-zero-zero offer. Zero days to remove contingencies Zero days to remove appraisal contingencies and Zero days to remove loan contingencies. Yes! It's come back to that non-sense. Fortunately we are not seeing a repeat of what made the market blow up last time, which was free money loans (Stated Income loans). The market crashed because the money lenders finally figured out that it wasn't such a good idea to give money to people who could never afford to pay them back.
