These homes were sold at the Alameda County Courthouse steps.   These properties were foreclosed on and will become tomorrow’s REO and Flips for sale in Fremont, Newark, Union City, Hayward, and other parts of the Alameda County. They will eventually be listed on a MLS and resold. If you are interested in buying these let us know.

 

What’s interesting today is that 1998 Sioux shows on the MLS as having sold on 12/12/11 for $945,000 but supposedly they had auctioned it off today to another bidder for $632,537. There’s definitely something messed up on the banks systems. I’m guessing here of course, but most likely the bank will have to rescind this sale, as it looks like have been paid back already and didn’t have authority to take this to sale.

 

Also 43519 Puesta Del Sol, Fremont is a beautiful property off of Ocaso Camino in Fremont’s Mission San Jose District. It was sold to the bank, but was subject to some very large IRS liens which is why it was sold so low. It’s value is about $680,000.

4557 Delores in Union City was sold to the bank for $416,250. If it’s in prime condition this should sell for $480,000 to $500,000.

A client was asking my how they could reduce they MAGI (modified adjusted gross income), below the $150,000 threshold for Married Filing Jointly. The answer was I don't practice as a CPA anymore. Having said, that I was still curious, so the the only way to reduce MAGI which is AGI (line 37 on the bottom of page 1 of the 2008 form 1040) is to reduce taxable income (defer income or increase 401k withholding) or increase the deductions to get to AGI (which are IRA, SEP and Healthcare account deductions).
