Alameda County Property Tax News & Announcements - 11/25/2013 This is a reminder that the 1 st installment of the 2013-2014 Secured Property Tax was due on Friday, November 1, 2013.  If not paid by Tuesday, December 10, 2013 the tax will include a delinquent penalty of 10%. 30% drop in Foreclosure Inventory

From DS News Foreclosure Inventory Plunges Nearly 30% The nation's foreclosure inventory has contracted for 18 consecutive months and is now at its lowest point since the end of 2008, totaling 1.28 million loans, or just 2.54 percent of today's active mortgages, according to Lender Processing Services. The $13 billion settlement is the largest in American history between the U.S. government and a single entity and includes $4 billion in relief for consumers and communities impacted by the housing crisis. The company says national home prices have risen 11 percent since the beginning of the recovery, a timestamp that FNC considers to be the start of 2012. No Federal Debt Relief Income Tax for Short Sales

  NO FEDERAL DEBT RELIEF INCOME TAX FOR SHORT SALES A short sale in California is generally not subject to federal income tax for mortgage debt forgiveness, according to a recent letter from the Internal Revenue Service (IRS). C.A.R. worked closely with Senator Barbara Boxer to obtain this IRS guidance. We are also hopeful that we can promptly obtain similar guidance regarding state income tax for mortgage debt relief income from the California Franchise Tax Board (FTB), which has been awaiting this IRS letter. Given that a homeowner in California generally cannot be held personally liable for a short sale deficiency (see below), the IRS stated in its letter that it would consider the mortgage loan as a nonrecourse obligation that is not subject to federal debt relief income tax .  The amount of indebtedness, however, must be reported as the amount realized for capital gains purposes. Fannie and Freddie to Pay Back most of Their Bailout

This is good news, such a quick payback.   From DS News GSEs to Return Another $39B to Taxpayers Both Fannie Mae and Freddie Mac continue to see strong profits as the housing market improves. With the release of their third-quarter results the GSEs announced they will be making substantial payments to the U.S. Treasury in December--$8.6 billion from Fannie Mae and $30.4 billion from Freddie Mac. Rates are incredibly low right now!   At some point they have to go up. The bay area housing market has increased so much the last 12 months, that the FED should be concerned about inflation, but unfortunately our tech economy seems to be one of the hot spots in the nation.   From DS News Mortgage Rates Reverse Trend, Heading Higher After three weeks of declining, borrowing costs reversed trend this week as mortgage interest rates headed higher on strengthening economic data in the wake of the government shutdown. Freddie Mac's weekly survey puts the average 30-year fixed-rate mortgage at 4.16 percent for the week ending November 7.
