FHA Delinquencies Fall for Fifth Consecutive Month The strides made by the Federal Housing Administration in lowering delinquency numbers are turning into a long-distance marathon run. The federal mortgage insurer's delinquency rate dropped again in June, marking the fifth straight month of declines. According to FHA's latest operations report, as of June 30, 532,757 of the mortgages it guarantees had spent at least 90 days in a delinquent status, which equates to a seriously delinquent rate of 8.3 percent. Florida's Existing-Home, Condo Sales Soar Further in June In what seems to be an ever-increasing trend, sales of existing homes and condos in the Sunshine State continued to surge in June, Florida Realtors recently reported. According to the association's report, a total of 18,038 single-family existing homes sold in June 2010, jumping 15 percent from the same month last year. And data regarding existing-condo sales was even more impressive. HAMP Redefault Rate Less Than 2% After Six Months New data from the Treasury shows that the redefault rate for the Home Affordable Modification Program (HAMP) is far lower than many critics have projected and well below typical industry averages. According to the July report, the re-default rate (90 or more days past due) for homeowners in permanent modifications for at least six months is 1.7 percent. Survey Finds Sidelined Homebuyers Are Preparing to Enter the Market Although both new and existing home sales were down in May, it's not all bad news. According to a new survey by Relocation.com, more Americans are positioning themselves to purchase a home in the near future. The survey found that some families are opting to rent while they research for deals to purchase a more desirable home in their area. Record Number of Foreclosures Cancelled in California The number of foreclosure sales that were cancelled in California hit an all-time record in June, according to a report released Tuesday by the locally based firm ForeclosureRadar. In total, 10,506 foreclosures were called off in California last month before reaching the auction sale phase. ForeclosureRadar characterized activity in the Golden State as "mixed" last month, with filings of new foreclosure notices on the rise and foreclosure sales down. President Obama Approves Extension of Tax Credit Closing Deadline It's official--on Friday morning, President Obama signed legislation to extend the closing deadline for homebuyer tax credit recipients. The estimated 180,000 buyers at risk of missing out on the credit can now breathe a sigh of relief. Anti-deficiency bill passes Assembly Judiciary Committee The Assembly Judiciary Committee passed SB 1178 (Corbett) yesterday with a bipartisan vote of 7-1.  The bill, which will extend anti-deficiency protections to homeowners who have refinanced “purchase money” loans and now are facing foreclosure, now must pass the Assembly before going to the governor for his signature.  SB 1178 passed the Senate earlier this month. C.A.R. is sponsoring this bill to close a loophole in the law that allows California homeowners, already facing the possibility of foreclosure, to be sued by their lender for the difference between the value of the foreclosed property and the outstanding balance on the mortgage loan.
