Homeless Encampment Fire On Wednesday night, UCPD officers responded to a field behind the homes on Daffodil Way on reports of shots fired. The creek that runs through this field from the Alameda Creek Trail to Quarry Lakes Drive is essentially the border between Union City and Fremont (the blue line in the picture). For years UCPD and Fremont PD have been dealing with homeless encampments along this creek area. When officers arrived on scene they discovered a homeless encampment engulfed in flames. The sound people heard was actually the loud bang coming from a possible propane tank explosion (the light blue circle in the bottom left of the picture). The Fire Department responded quickly, and the fire was extinguished before it had a chance to spread. People were found fleeing from the scene with their belongings, but the rest of the encampment was burned to the ground. Real Estate Professionals Must Materially Participate in Their Rental Activities in Order to Deduct Rental Losses

In the case of Gragg v. United States of America; Internal Revenue Service Commissioner , the Ninth Circuit Court of Appeals held that real estate professionals must materially participate in their rental activities in order to deduct rental losses. The facts involved taxpayers, one of whom held a real estate license, who claimed losses related to rental properties they owned.  The IRS requested a log of the licensee's activities related to the properties and ultimately denied the deductions, concluding that, even though holding a real estate license, the taxpayers had to show that they materially participated in the rental property activity.  In this case, two undated one-page notes of activity submitted by the taxpayers were not sufficient for the IRS to allow the deduction. We're the Most Expensive Place to Live in the United States

Silicon Valley is the most expensive place to buy a home in the United States, according to real estate firm Coldwell Banker. The company noted that six of the nation’s 10 most costly real estate markets are local. Saratoga, Calif. topped the list, with a four-bedroom, two-bath home averaging $2,453,718. HELOCs are Getting Popular Again

Banks are proactively pushing home equity lines of credit (HELOCs) to homeowners whose properties have regained much of the value they lost during the housing crisis. With rates averaging 4 percent to 7.25 percent, home equity borrowing is regaining appeal.  A home equity line of credit works a bit like a credit card.  You get a variable interest credit line of up to a certain dollar amount and can tap it as often as you like.  You generally pay interest only for up to 10 years, what’s known as the “draw period.” After that, you must begin paying back interest and principal.  The amount you can borrow — typically ranging from $10,000 to $1 million — depends on things such as the value of your home, how much you owe on your first mortgage and your credit score. Lenders are now requiring higher credit scores.
