If the Economy only grew 1% Why did housing Prices rise 7.3% This week

We helped a client buy into Ardenwood community in Fremont 2 wks ago for $885k. Yesterday the same home sold at $950k+.   What I hear is that frustrated buyers from the Peninsula are moving their search to Fremont and applying the same aggressive tactic to buy here in Ardenwood that they used in Palo Alto, Menlo Park & Cupertino.   If you are thinking of selling my advice is to take advantage of this exuberant interest.   From DS News   Economists Retain Positive Outlook Despite ‘Paltry’ GDP Growth in First Q1 Estimate In spite of the recent reports of slow economic growth in Q1, Fannie Mae has maintained its forecast for GDP growth of 2.8 percent this year and its position that the economy will "drag housing upward." Housing is Gaining Momentum

I see more and more folks at open houses, and more offers being received.     Per DS News Increases in Existing Sales and Prices Suggest Housing is Gaining Momentum in Spring Sharga also noted that while the 5.31 million target number for April is up both month-over-month and year-over-year, a truly healthy housing market would be on a pace for about six million in existing home sales annually. He said the annual rate of existing home sales will probably continue at about the five million range for the next year. From DS News   Delinquency Rate Drops Below 5 Percent For First Time Since 2007 The delinquency rate (percentage of residential mortgage loans 30 days or more past due but not in foreclosure) dropped to 4.70 percent for March (approximately 2.38 million loans), the first time the rate has been below 5 percent since August 2007. The rate fell by 12 percent since February, the largest month-over-month decline in nine years. FANNIE MAE LAUNCHES BUYER EDUCATION PROGRAM

Fannie Mae Launches Buyer Education Program Fannie Mae recently announced a new online home buyer education course, which allows first-time home buyers to receive up to three percent of the purchase price in closing cost assistance toward the purchase of a HomePath property upon successful completion. Fannie Mae also will reimburse the $75 cost of the home buyer education course at the time of closing. Fannie Mae has partnered with Framework, a nonprofit created by the Housing Partnership Network and the Minnesota Homeownership Center, to offer home buyers a homeownership education course that covers both the complexities of homebuying and the responsibilities of owning a home. The course contains nine, thirty-minute sessions and is entirely online. Those interested in becoming a homeowner are encouraged to take the course as soon as possible. CALIFORNIA HOME SALES AND PRICES RATCHET UP IN MARCH

From CAR   California Home Sales and Prices Ratchet Up in March California’s housing market continued to pick up steam as existing home sales and prices propelled higher, with both posting back-to-back increases in March, C.A.R. reported this week. Closed escrow sales of existing, single-family detached homes in California totaled a seasonally adjusted annualized rate of 391,680 units in March, according to information collected by C.A.R. from more than 90 local REALTOR® associations and MLSs statewide.  Sales in March were up 6.3 percent from a revised 368,400 in February and up 7.3 percent from a revised 365,120 in March 2014.  The year-over-year sales increase was the first back-to-back sales gain since December 2012 and the largest observed since May 2012. The median price of an existing, single-family detached California home jumped in March from both the previous month and year. The median home price was up 9.2 percent from $428,970 in February to $468,550...
