Rent vs. Buy 2026

Back in 2000, when I entered the real estate market, the question I heard most often was: "Is it better to rent or own?" People would pull out spreadsheets, factoring in tax rates, projected home price appreciation, wage growth, and rent increases—trying to find the mathematically "right" answer. But within a few years, that question disappeared. No one was running calculations anymore because the answer had become obvious: buying a home was a phenomenal investment. The only question that mattered was timing—the sooner you bought, the more you stood to gain. Now, more than two decades later, we're facing a very different landscape. Home prices have stagnated since 2022. Immigration policies are making H1-B visa holders—historically strong buyers—more hesitant.
